Remediating Commercial Water Damage in Lake Zurich

Soaked Insulation Can Result in Damages to Older Structures
Many small businesses in Lake Zurich convert and operate out of homes where the zoning laws allow for it. For photographers and decorators, this is an opportunity to save money and have a variety of rooms to use as studios and display their expertise. It can also increase their risk for water damage to their structure.
Older homes usually do not have the upgraded pipes and other plumbing needed to prevent commercial water damage in a Lake Zurich business. They leak, and since there is no one in the converted home 24 hours, seven days a week, minor leaks go unnoticed until the problem becomes a major issue. SERVPRO knows that one of the problems, especially in the winter months, is the insulation in the attic and walls becomes compromised. It no longer protects the business owner or the customers and results in higher heating bills.
Cellulose and Rockwool insulation are particularly vulnerable to leaks. They quickly become matted and more compact, leaving space near the top of the walls. The compressed insulation also no longer holds heat in, so it is no more effective than spreading a wet blanket inside the walls or across the attic. Drying out either type of insulation is rarely possible, and it is cheaper to place it.
Fiberglass insulation does not compact as densely as the other two and retains more of its capability to hold in heat. If it is not too wet, there is a chance SERVPRO technicians can dry it out. In most cases, though, we remove it as well.
Regardless of which type, after we remove it, we repair the cause of the leak if it is within our normal scope of services, and check for mold. If our air content meter shows a high level, we spray every exposed wall or area of the attic with an anti-fungal agent. Technicians then dry every exposed surface using dehumidifiers and air movers. Once finished, we can negotiate to replace the insulation and any drywall panels we had to tear down to remove the insulation.
